A property can be in physical distress, financial distress, or both. A loss of income or a major life change can put homeowners behind on their mortgage while they look for a way to save or sell the home.
In a short sale, the lender agrees to let the owner sell for less than what's owed on the mortgage. That can help the seller avoid foreclosure, and a short sale is generally less damaging to a credit report than a foreclosure.
